Joseph R. Nicolla
President and Founder
Joseph R. Nicolla is considered one of the most knowledgeable and well-respected leaders in the development industry. He has shaped one of the most unique development firms in upstate New York, integrating development and planning, design, construction and financing. He has earned a reputation for his ability to find solutions to the most challenging and complex development projects.
Under his leadership, the firm has developed over 9 million square feet of commercial space valued at over $1.5 billion. Mr. Nicolla’s day-to-day guidance and personal attention to each project ensures that Columbia Development is recognized for meticulous research and planning methods, design excellence and bringing projects in on time and on budget.
Mr. Nicolla is involved with a variety of professional and charitable organizations. In 2012 he served as Chair of the American Heart Association’s 28th Annual “Capital Region Heart Ball” in honor of his friend and mentor Donald Led Duke. In just one single event, Mr. Nicolla and his colleagues were able to raise over $450,000 to help this important local organization. The spirit of community giving and corporate social responsibility continues each day at Columbia Development.
Over the past 25 years, Mr. Nicolla has developed some of the Capital Region’s most remarkable properties, including 677 Broadway in Downtown Albany, MVP Health Care Corporate Headquarters in Downtown Schenectady, the redevelopment of the Chasan Building in Downtown Troy, the Albany Medical Center’s New Scotland Avenue Corridor Expansion, the Patroon Creek Corporate Park anchored by the Capital District Physicians Health Plan (CDPHP) building, and the Vista Technology Campus in Bethlehem.
Mr. Nicolla holds a Bachelor of Science degree in Civil Engineering from Rensselaer Polytechnic Institute.
Richard A. Rosen
Vice President, Partner
Richard A. Rosen is a Partner and Vice President of Columbia Development Companies. Richard has been an integral part of the Columbia Development team for 25 years. Starting as a Project Manager focusing on construction, Richard is now involved in all phases of commercial real estate development. Throughout his two and a half decades of experience, Richard has been instrumental in developing over 6 million square feet and more than $1 billion worth of healthcare facilities, commercial office space, retail, hospitality/restaurant and student housing properties. These projects have been developed within the Capital District, Hudson Valley and throughout the country. Richard specializes in assisting clients with site evaluation, project design, construction, project approvals and financing of new and existing facilities.
Prior to joining Columbia Development Companies, Richard worked for long time affiliate BBL Construction Services as a Construction Project Manager. He holds a Bachelor of Science degree in Business from the State University of New York at Albany.
Richard serves as the Chairman for the Downtown Albany Business Improvement District, he is on the Board of Trustees at La Salle Institute and volunteers for many local charities.
Marc D. Goldstein
Director of Real Estate
Marc Goldstein is the firm’s Director of Real Estate. As the Director, Marc is responsible for acquisitions of raw land and redevelopment properties, leasing of retail buildings, shopping centers, industrial and office buildings and the sale of developed properties and investment opportunities. Marc’s diverse leadership experience in all aspects of real estate development, strategic planning and evaluation of properties for future development spans two decades. He has also purchased, sold, and leased in access of $400 million of real estate.
Marc is active in business and community affairs, serving as a director on several boards for real estate, community and charitable organizations.
